Responsibilities:
Mange the financial responsibilities of the property including annual budget.
Responsible for the marketing activities to ensure occupancy.
Manage staff including Assistant Managers, Leasing Personnel, and/or Maintenance Personnel.
Oversee the daily operations of the property, including leasing, maintenance, and tenant relations.
Ensure compliance with all applicable laws, regulations, and company policies, including Fair Housing regulations.
Handle tenant inquiries and complaints in a timely and professional manner.
Conduct property tours and show available units to prospective tenants.
Screen and approve potential tenants through background checks and credit screenings.
Prepare and execute lease agreements and renewals.
Collect rent payments and ensure timely processing.
Coordinate property maintenance and repairs, including scheduling vendors and contractors.
Maintain accurate records of all property-related activities, including tenant files, lease agreements, and maintenance requests.
Monitor rental market trends and adjust rental rates with owner approval as necessary to maximize occupancy and revenue.
Assess property security requirements and recommend property changes as necessary.
Qualifications:
3 years of previous experience in property management with direct supervision of stuff.
Must have a valid Driver's License Strong administrative skills with proficiency in data entry, file management, record keeping, and computer skills (Office 365/Google Docs).
Excellent communication and interpersonal skills to effectively interact with tenants, vendors, and team members.
Knowledge of sales techniques to effectively market available units and attract prospective tenants.
Familiarity with contract negotiations and lease agreements.
Experience working with Section 8 housing programs is a plus.
Proficiency in property management software such as Rent Manager, Yardi, or similar platforms is preferred.
Ability to prioritize tasks, manage time effectively, and meet deadlines.
